Consulting & implementation fee: $3,000. This covers the full property study, project planning, design, furnishing specifications, and the operational setup of your property.

Renovation & Conversion

We oversee the conversion of your property into a StayHaven-standard co-living community. This includes cosmetic renovations (painting, flooring, fixtures), furnishing every suite to our specifications, setting up shared spaces (kitchen, laundry, common areas), and ensuring the property meets our aesthetic and quality standards.

We handle all cosmetic and non-structural work. If structural renovations requiring permits are needed (e.g., adding a bathroom, modifying walls), that work is coordinated by the property owner. We'll advise on what's needed but permits and structural work remain the owner's responsibility.

Launch & Member Placement

Once the property is ready, we list it across our marketing channels, begin accepting member applications, conduct background checks, and start placing vetted professionals in your property. Most properties reach 80%+ occupancy within the first 30–45 days.

No. Many of our property partners are out-of-state investors. StayHaven handles all local operations — you don't need to be anywhere near the property. We provide monthly reports and are always available by phone or email.

Single-family homes with 3–7 bedrooms in residential neighborhoods are ideal. The property should be in fair to good condition, have adequate bathrooms (at least 1 per 2–3 members), in-house laundry capability, and a functional kitchen. We'll evaluate your specific property during the consultation.

The consulting and implementation fee covers: on-site property assessment, suite layout and tier design, renovation scope and specifications, complete furnishing plan from our standardized catalog, revenue projections, operational setup (systems, listings, photography), and project management through launch. It does not cover the cost of furniture or renovation materials — those are quoted separately based on your property's needs.

StayHaven handles all cosmetic work: painting, flooring, fixtures, furnishing, and setup. If your property needs structural modifications that require permits (adding bathrooms, modifying load-bearing walls, electrical panel upgrades), that work is the owner's responsibility. We'll identify what's needed during the consultation and can recommend contractors, but permits and structural work stay with the property owner.

StayHaven charges a 10% management fee on gross membership revenue, plus a fixed $350/month fee that covers cleaning, landscaping, and routine property maintenance (for properties with up to 7 suites). There are no hidden charges. You'll see every line item in your monthly owner report, so you always know exactly where the money goes.

From the time we begin conversion, most properties are operational within 3–6 weeks depending on renovation scope. Once listed, we typically achieve 80%+ occupancy within 30–45 days. Properties in good condition with minimal renovation can be generating income within 4–6 weeks of signing the agreement.

Corporate housing operates within existing residential zoning in most jurisdictions. StayHaven properties function as single-family residential homes operating under a membership-based co-living model — not as hotels, boarding houses, or multi-family units. We carefully evaluate local regulations during the consultation phase. If your property is in a zone where this model wouldn't work, we'll tell you upfront.

Our management agreements include clear exit terms. If you decide to sell or transition the property, we work together on a timeline that respects existing member commitments while facilitating your goals. You're not locked into a lifetime contract.

We do. StayHaven manages all member relations, including enforcement of community guidelines. If a member violates the terms of their license agreement, our management team handles the situation directly — including removal if necessary. Property owners are never put in the position of dealing with member issues.
